With expansive balconies, a private saltwater pool, and direct access to a deepwater dock, this refined retreat offers a peaceful alternative to the Gulf—while remaining just minutes from Pensacola Beach.

Located a short drive from the shoreline, downtown Pensacola, and local boat launches, the home is ideally positioned for both quiet escapes and coastal exploration.

A Private Soundside Setting

Set along the water’s edge, The Overlook offers a tranquil environment where days unfold at an unhurried pace. Guests can launch paddleboards directly from the private deepwater dock, enjoy evenings gathered around the firepit, or relax poolside surrounded by lush landscaping.

Every level of the home opens to outdoor space, with balconies extending from each bedroom and living area, reinforcing a constant connection to the water and natural surroundings.

First-Level Living & Guest Suites

Upon entry, marble floors extend throughout the home, reflecting natural light from oversized windows and doors. The first level welcomes guests with a thoughtfully designed sitting area featuring two oversized sleeper sofas, a sleek electric fireplace, and a softly illuminated LED feature wall. A flat-screen TV and SONOS Bluetooth speakers create an inviting space for conversation or quiet evenings in.

Two King bedrooms are located on this level, each offering:

  • Private ensuite bathrooms with tiled walk-in showers

  • Balcony access overlooking the Sound

A conveniently located half bathroom completes this floor.

Second-Level Living, Kitchen & Primary Suite

The second level serves as the main gathering space. At its center is a striking gourmet kitchen with dark custom cabinetry, rich stone countertops, and designer hardware. A large center island provides seating for four, while premium appliances, a bar area, and a built-in coffee station make entertaining effortless.

Adjacent to the kitchen, the upper living area is furnished with a Restoration Hardware sectional and swivel chairs positioned to take in Sound views. This space also includes an electric fireplace, wall-mounted Smart TV, and SONOS speaker—ideal for both relaxed mornings and cozy evenings.

Just beyond the living area, the primary suite offers a private retreat. This King bedroom includes:

"We booked this place for a family vacation and it was perfect in every way. The home is spotless, modern, and even more beautiful in person than in the photos. Waking up to those water views every morning felt unreal. The private dock, the pool, and the outdoor spaces made it feel like our own little resort. Our entire family loved it, and we’re already talking about coming back. If you’re looking for a peaceful, luxurious getaway, this is the place. Highly recommend!"

"We had an incredible stay at this property. The location was unbeatable - right on the water and perfectly situated between downtown and the beach. The pool, hot tub, and views were absolutely amazing, and the fireplaces gave the whole place a luxurious, relaxing feel. The home was spotless and felt brand new. Overall, highly recommend."

"Beautiful house & view, clean & great location. Zero problems checking in or with the house. High end picture frames TV’s & kitchen appliances. We saw 100’s of rays & 1 manatee from the boat dock. There is 3 flights of stairs to the first floor and we didn’t have elevator access, so I wouldn’t recommend for anyone that has any trouble maneuvering up & down stairs."

"The “Overlook” was a great home and location. We had issues with our original booking on Pensacola beach and Premier team was responsive, and helped us transfer booking to this home instead. Worked out great for our large group that was visiting family for the week. New home was smartly renovated with all new accommodations. There are a lot of stairs to climb up and down between pool deck and kitchen/living space on the top floor. But the view was fantastic. Would stay here again."

"Absolutely beautiful home! Loved having a private dock, we were able to fish and catch quite a bit! There are 3 floors, the kitchen being on the third floor so make sure you are ready to get your steps in. Very peaceful, and beautiful place!"
